RESIDENTIAL SELLING TIPS

Selling your home need not be a stressful experience if you're supported by an efficient and effective real estate agency.

SELLING THE RIGHT WAY

There are three methods of selling your home:

  • Private Treaty (Sale)
  • Public Auction
  • Public Tender

FIRST IMPRESSIONS COUNT

Making a good first impression in the mind of your potential buyer could be the difference between your property going for a standard price or a fantastic price.

  • Before selling your property consider improvements both to the interior and exterior that could help make a quick sale.
  • Tidying your home and yard, do any essential maintenance and remove evidence of damp, stains and odours.
  • Obtain a building and pest inspection report. It can also be used as a selling feature for buyers.
  • A certificate of compliance should be obtained from the Local Council if you have recently undertaken major building works.
  • Tidy away your personal effects. It will make your property look more spacious.
  • Hiring furniture for the period of the sale can be a great way of enhancing the ambience of your home.

CHOOSE CAREFULLY

  • When choosing an agent, ask your friends and acquaintances for recommendations.
  • Ray White City South offers a Service Guarantee to all sellers, which guarantees our performance.
  • Investigate the agent's credentials for yourself by looking at their success rate.
  • Look for traits such as enthusiasm, empathy, perseverance, extensive knowledge, and a firm commitment to the business.
  • Obtain a valuation on your property, and set your asking price. Be prepared to negotiate regarding price, but be clear what your "minimum offer" figure is.
  • At market value, you open your home up to more people who can afford the price, so don't list your property at a higher price without good reason.
  • When valuing your property agents consider the following factors:
    • Market and economic trends.
    • Availability of similar properties on the market.
    • Condition of the property.
    • Prices of similar properties recently sold in the area.

GETTING THE WORD OUT

  • Your home will be displayed in the real estate office window and adverts taken out in the local newspapers and property publications.
  • Do they advertise on the Internet? This is one of the most effective tools in today's marketplace. Your agent should have a website of their own, as well as being affiliated to a larger property site.
  • A Sale/Auction board will be put up outside your property
  • Your agent will contact potential buyers registered with the agency and pass on details of your property.
  • They will arrange and accompany viewings and inspections, record all responses, and update you regularly on the progress of the sale.
  • They will inform you of any offer and advise you on its acceptability, always negotiating the offer to achieve the highest possible price.
  • In NSW the law requires that a contract be available for inspection prior to the property being offered for sale. The "Contract for Sale" should be prepared by your solicitor or conveyancer and will include the essential terms and conditions.

While you prepare to sell your property, you'll probably be looking for the perfect new home too. Don't forget that your agent can also help you find it. Check out our buying tips for more information.
